Below that threshold, the savings narrow and the freight component matters more, especially for projects far from the West Coast.

If conventional apartments or hotels in your market currently cost more than $200 per square foot to build, the factory plus freight math generally beats local site-built cost with margin to spare.
Project at meaningful scale
Modular pencils best at 20+ multifamily units, 50+ hotel keys, 10+ townhouses, or 10+ single-family homes. Smaller portfolios are harder to amortize across factory mobilization and ocean freight.
Reasonable distance from a U.S. port
The closer your project is to a U.S. port, the more straightforward the freight math. We can deliver via any port - Pacific, Gulf, or East Coast - and use rail in combination with truck under the right conditions for inland projects. East Coast and Midwest projects often still pencil when port and rail options are factored in early.

What is the $200 per square foot rule?

If conventional construction for your project type (apartment, hotel, townhouse, single-family at scale) currently costs more than $200 per square foot in your market, modular generally pencils. Below that threshold, the cost gap between local labor and our delivered cost narrows enough that the savings may not justify the freight premium for projects far from the West Coast port. The threshold is a rough guide, not a rule. A larger project, a more complex assembly, or a labor-constrained market can move the line.

How does transport affect cost outside California?

Modules arrive by container vessel at the U.S. port that best matches your project location - Pacific, Gulf, or East Coast - then move by truck to the site. Road transport is roughly $21 per loaded mile per module. For inland projects, rail in combination with truck can extend reach under the right conditions. We provide a delivered, fixed-price number during early scoping so the freight component is never a surprise.
